§ 4.3. Parking requirements.

  • In all districts and in connection with every use, there shall be provided at the time any use or building is erected, enlarged, extended, or increased, off-street parking stalls for all vehicles in accordance with the following:

    4.31

    Access. Adequate access to a public street shall be provided for each parking space, and driveways shall be at least ten feet wide for one- and two-family dwellings and a minimum of 24 feet for all other uses.

    4.32

    Size. Size of each parking space shall not be less than 180 square feet exclusive of the space required for ingress and egress.

    4.33

    Location. Location to be on the same lot as the principal use or not over 400 feet from the principal use. No parking stall or driveway, except in residential districts, shall be closer than 25 feet to a residential lot line or a street line opposite a residential district.

    4.34

    Surfacing. All off-street parking areas shall be graded and surfaced so as to be dust-free and properly drained. Any parking area for more than five vehicles shall have the aisles and spaces clearly marked.

    4.35

    Curbs or barriers. Curbs or barriers shall be installed so as to prevent the parked vehicles from extending over any lot lines.

    4.36

    Lighting. Any lighting used to illuminate off-street parking areas shall be directed away from residential properties in such a way as not to create a nuisance.

    4.37

    Number of parking stalls required.

    Single-family dwellings; mobile homes 2 stalls for each dwelling unit
    Multifamily dwellings 1.5 stalls for each dwelling unit
    Hotels and motels 1 stall for each guestroom, plus 1 stall for each 100 square feet of retail sales or dining area
    Hospitals, clubs, lodges, sororities, dormitories, lodging and boardinghouses 1 stall for each bed, plus 1 per 3
    employees.
    Sanitariums, institutions, rest and nursing homes 1 stall for each 3 beds, plus 1 stall for each 3 employees
    Medical and dental clinics 1 stall for each 300 square feet of floor area
    Churches, theaters, auditoriums, community
    centers, vocational and night schools, and other
    places of public assembly
    1 stall for each 5 seats
    Colleges, secondary and elementary schools 1 stall for each 6 students based on
    maximum design capacity
    Restaurants, bars, places of entertainment, repair shops, retail and repair shops, retail and service stores 1 stall for each 100 square feet of floor area
    Manufacturing and processing plants,
    laboratories, and warehouses
    1 stall for each 3 employees or 1 stall for each 900 square feet, whichever is greater
    Financial institutions; business, governmental and professional offices 1 stall for each 300 square feet of floor area
    Funeral homes 1 stall for each 100 square feet of floor area
    Bowling lanes 5 stalls for each lane

     

    Uses not listed. In the case of structures or uses not mentioned, the provision for a use which is similar shall apply. The board of zoning appeals shall interpret the number of parking stalls required upon request of the in any case which is not self-evident.

    Combinations of any of the above uses shall provide the total of the number of stalls required for each individual use.
